During November 13 single family homes came on the market in Hyde Park. Of the 13 homes 10 were priced under $300,000 and the most expensive was listed at $3,750,000. This home was built in 2008 and has over 6171 square feet.

In addition to the new listings 6 homes received offers and 5 went into contract.

Of the 10 homes sold during the month none was over $300,000. When compared to November 2010 there were 2 more sales this year

The Dinsmore public golf course is located in Staatsburg which is a hamlet of Hyde Park. This area borders Rhinebeck. Besides the golf course you will also find Mills Norrie Point State Park with Catskill and Hudson views, as well as the Mills Mansion, a historic site that is a tourist attraction.

Hyde Park NY Real Estate Report October 2011

 

In Hyde Park during October there were 6 sales, 2 less than in October 2010 and 12 less than in October 2009.

In October 2010, 50 percent of the sales were bank owned, not the case this year, and you can see the contrast in the average sale price. In October 2010 the average sale price was $136,087 and this October it is $214,150, a significant increase.

The majority of the homes listed in October were in the $200,000-$300,000 range, and the most expensive home to come on the market was listed at $695,000.

8 homes had offers and 4 were in contract which could lead to a terrific November or December.

Hyde Park continues to be a market with good values even a writer at the NY Times found this to be true.

In Hyde Park NY during the month of September 6 homes sold. Hyde Park real estate is similar to the rest of Dutchess County; most of the sales are below $300,000.

When compared to September 2010 there were 2 less sales.

During the period 17 homes came on the market ranging from $149,900-$1,395,000 but only 4 of these were over $300,000. The majority of these homes were built in the 50's and 60's with square footage under 2000.

Hyde Park Real Estate Report In August 2011

 

I have been writing for sometime that the Hyde Park New York market offers great real estate value, and its location to the Metro-North train station in Poughkeepsie makes it ideal for commuting. It was nice to see a recent article in the NY times confirming this.

So what happened in the real estate market in Hyde Park NY in August 2011?

8 homes sold ranging in price from $110,000 - $1,135,250. The oldest was built in 1900 and was just about 1400 square feet, and the newest was the house for over a million dollars with Hudson River views and over 4000 square feet.

Of the 19 condos and townhouses sold in Dutchess County 1 was in Hyde Park, a townhouse that sold for $255,000.

Hyde Park have several Mobile Home Parks, and 3 mobile homes were sold during the month and a few presently have offers. Is moving up a consideration since there are homes available in the 100's? Park fees can be over $400, a cost that would be eliminated with the purchase of a home; and with the low interest rates I would not be surprised moving up is a consideration.

The majority of the active properties were under $300,000.

How did the market activity compare to last year same time?

Actually there were the same number of sales, however in August 2010 most of the sales were in the 200's versus 100's, although this August had one sale over 1 million dollars.

In July 2011 there were 7 homes sold in Hyde Park NY. The homes sold ranged from $165,000-$282,500.

About 28 homes came on the market during the month all of them were priced below $400,000 with the exception of a 8039 square feet home priced at $1,495,000.

Looking at the homes in contract or with an offer most of the homes were priced just under $200,000. This seems like a good market for finding an affordable house.

There were 5 single family detached homes sold in Hyde Park NY during June 2011.  When compared to the real estate market in Hyde Park in June 2010 there were 15 homes sold then.   This downward trend was noted in the other market reports in Dutchess County, and this should not be a surprise since the county sales report showed sales went down 40 percent.

Homes for sale in Hyde Park during June ranged in price from $90,000-$3,950,000.  The million dollar property offered over 6000 square feet.

The number of homes with offers, and in contract is a gauge for the upcoming months.  During June only 4 homes had offers.

Hyde Park is a very historic town; that is how I started my report for April. At that time I mentioned the library, but did you know that FDR even with his large estate saw it fit to build a hide-away? This cottage was designed by him and was built in such a way to accomodated his wheel chair . This cottage is known as Top Cottage, and after years of being a private residence it is now a public space that can be toured.

The Hyde Park market report for February showed 6 sales which was 1 more than in January. When compared to February 2010 report, sales was down by 1.

The homes sold this February ranged from $163,500-$580,000.

At this time there are more than 120 single family detached homes available for sale, ranging from the low 100's to a property listed at over $4,250,000 with 6171 square feet and views of the Hudson River. There are 2 other million dollar properties in Hyde Park
